Introduction

Swallowtail Hill is a fifty-acre farm situated in the High Weald Area of Outstanding Natural Beauty. It is six miles from Rye, and just on the edges of the village of Beckley. The farm is run purely for conservation and offers six glamping units for a stylish, eco, off-grid holiday. We welcome everyone at Swallowtail Hill and will always do our very best to accommodate all but our landscape isn’t the easiest for those with special access needs.

Pre-Arrival

After your booking is finalised, you will be sent our full digital guide to download to your phone. It contains everything you need to know about your stay and includes directions for finding us by car, or by public transport.

Car Parking and Arrival

Our entrance is clearly marked with a Swallowtail Hill sign. The entrance is steep and leads to a barnyard area where you will be asked to park.

Welcome

There is no reception area. We will welcome you in the barnyard and will load your luggage into our motorised buggy and will drive you to your accommodation explaining the lay of the land as we go. We will point out our farm shop and wood store where you will be able to purchase drinks and snacks and along with supplies of firewood. You can also refresh your supplies of rechargeable lanterns and ice packs for your cooler box at the shop. The ground on the farm is uneven and if there has been rain there will be mud, so you are advised to have wellies and waterproof jackets at the ready.

 


 
The Accommodation

We have six glamping units sited around the farm:

The Long View

Located at the end of the field known as the Eight Acres and is a ten-minute walk from the barnyard. It is a shepherd’s hut that sleeps up to two adults and two children. The ‘cottage’ is 22 by 8 feet and is sited on a gravel covered deck. The hut is accessed by a short step ladder, there is no handrail. The front door is a stable type of door. Inside it has two rooms.

The main room has:

• A galley kitchen, featuring a sink with hot and cold running water, a two-ring gas hob and a microwave
• There is a seating area that can convert to bunk beds suitable only for children under ten
• There is a trolley type unit containing kitchen equipment
• There is a centrally placed wood burning stove
• There is a folding table that contains 4 small folding chairs within it that can be removed and erected in the living space
• There is a king-size bed with a wooden headboard that faces the fully glazed end of the hut
• The glazed end of the hut is a bifold door that can be completely folded back. If the bifold is open there are no steps down from that end of the hut. The ground is three feet below
• The hut is painted off-white
• The curtains, and soft furnishings are pale green, grey and pink
• All bedding and towels are non-allergenic and cotton
• The cottage has low draw electricity – 9amps
• There is no Wi-Fi and very limited phone signal at the cottage
• The cottage has electric lighting

The ensuite has:

• A small shower cubicle with gas fired shower
• A small hand basin
• A flushing toilet

Outside has:

• A timber framed dining deck and a grassy area with a firepit
• The hut has a wood fired hot tub outside. The hot tub can only be accessed via a set of three timber steps and then climbing into the tub from the top.


The Roundhouse

Located in the middle of Dean Wood and is a five-minute walk from the barnyard. It is a round shaped cabin that can sleep two adults. The cabin is reached via a woodchip path through the woods. The cabin itself is accessed by a short step ladder, there is no handrail. The front door is a stable type of door. Inside it has two rooms.

The main room has:

• A galley kitchen, featuring a sink with hot and cold running water, a two-ring gas hob and a microwave
• There is a dining area with a small table and two bench seats
• There is a wood burning stove
• There is a king-size bed with a wooden headboard that faces the large picture looking out into the woods
• The hut is painted light grey
• The curtains, and soft furnishings are cream, aubergine, orange and teal
• All bedding and towels are non-allergenic and cotton
• The cottage has low draw electricity – 9amps
• There is no WIFI and very limited phone signal at the cottage
• The cottage has electric lighting

The ensuite has:

• A small shower cubicle with gas fired shower
• A small hand basin
• A flushing toilet

Outside has:

• A timber framed dining deck and a grassy area with a firepit
• The hut has a wood fired hot tub outside. The hot tub can only be accessed via a set of three timber steps and then climbing into the tub from the top.


Meadow Keeper’s Cottage

Located between our two wildflower meadows and is an 8-minute walk from the barnyard down a steep hill. It is a cottage-on-wheels that sleeps up to two adults and two children. The ‘cottage’ is 22 by 8 feet and is accessed from a wooden deck by a short step ladder with a handrail. The front door is a stable type of door.

Inside it is one room with:

• A galley kitchen, featuring a sink (drainage only) and a two-ring gas hob
• There is a centrally placed wood burning stove
• At one end there is a small (4 foot) double bed
• At the other end there is a dining table with a bench seating area either side
• The two benches can be converted to narrow single beds suitable for children
• The cabin is painted cream inside
• Tiling behind the wood burning stove and the kitchen area is multi-coloured
• All bedding and towels are non-allergenic and cotton
• The cottage is off-grid – there is no electricity
• Rechargeable lanterns are provided

Outside there is:

• Mains water is provided at a washing station outside the cottage a jerry can is provided for bringing a water supply into the cottage
• There is hot and cold running water at the washing station and a gas fired shower
• There are no handrails or supports in the shower
• There is a compost loo a short walk from the cottage across a bridge there are three wooden steps and a handrail leading to the door
• There is a decked area outside of the cottage and a covered dining area. Decking is fitted with anti-slip strips but may still be slippery when wet.
• There is no WIFI and very limited phone signal at the cottage.


Woodcutter’s Cottage

Located at the end of Dean Wood and is a ten-minute walk from the barnyard. It is a cottage-on-wheels that sleeps up to two adults and two children. The ‘cottage’ is 22 by 8 feet and is accessed from a wooden deck by a short step ladder with a handrail. The front door is a stable type of door.

Inside it is one room with:

• A galley kitchen, featuring a sink with hot and cold running water, a two-ring gas hob with grill and a microwave
• There is a centrally placed wood burning stove
• At one end there is a small (4 foot) double bed
• At the other end there is a dining table with a bench seating area either side
• The two benches can be converted to narrow single beds suitable for children
• The cottage is painted cream
• Tiling behind the wood burning stove and the kitchen area is cream
• All bedding and towels are non-allergenic and cotton
• The cottage has low draw electricity – 9amps
• The cottage has electric lighting

Outside there is:

• Next door to Woodcutter’s Cottage is a second timber cabin which houses a gas fired shower, basin, and compost loo. This has light, hot and cold running water, and a modern compost loo – requiring no flush and no water
• There is a decked area outside of the cottage and a timber dining shelter. Decking is fitted with anti-slip strips but may still be slippery when wet
• There is no WIFI and very limited phone signal at the cottage
• The cottage has a wood fired hot tub that can be accessed via a short, decked path – approximately ten metres long. The hot tub can only be accessed via a set of three timber steps and then climbing into the tub from the top.


The Cabins

A fenced off paddock at the bottom of a field called The Beckley Bowl. The paddock is a five-minute walk from the barnyard, down a steep hill. Each cabin is a timber structure on a raised timber deck that sleeps up to four people. Each cabin occupies 25 square metres. Entrance is via a stable type of door.

Inside the cabin is one room:

• A galley kitchen area with a two-ring gas hob
• A wood burning stove Centrally – a standard double bed
• Either side of the double bed – two day beds that can be converted to single beds as required
• Cream painted walls
• Cream tiling behind the wood burning stove and the kitchen area
• Non-allergenic and cotton bedding and towels
• No electricity (off-grid)
• Rechargeable lanterns are provided

Outside there is:

• A central, covered kitchen area which is an opened sided timber structure. Inside there is a double sink with mains water connection and a boiler so there is hot and cold running water. A jerry can is provided for brining a water supply into the cottage if required
• There is an outdoor gas fired shower in a little timber cubicle behind each cabin – there are no handrails or supports
• There is an outdoors timber cubicle housing a compost loo behind each cabin – there are three wooden steps and a handrail leading to the door of each compost loos.
• There is an open sided timber structure covering a deck where there is a wooden picnic table and benches for dining
• There is no WIFI and limited phone signal at the cabins


The Farm / Footpaths / Fields / Wood

Our 50-acre farm is run purely for conservation – nature takes priority here, so you won’t find a network of concrete paths and ramps. All our footpaths are grassland which means they are uneven and there can be mud. The landscape is also very hilly. We do have a set of mobile ramps that can be used to help where needed and we have a wheelchair that can be borrowed if needed. The farm is open for guests to roam – we ask that you don’t enter fields where there are sheep or donkeys and that you don’t trespass on other adjacent land.

A map is provided in your accommodation and in the digital guide so you can see where our farm boundaries lie. We ask that you leave farm gates as you find them.
